Quick references for current residents. Your signed lease is the controlling document — these summaries are provided for convenience.

Paying rent

Rent is paid online through our Stripe-hosted payment portal. Use the email address on your lease to access your subscription. Rent is due on the 1st of each month and considered late after the grace period stated in your lease. Returned payments may incur fees as outlined in your lease.

Maintenance & repairs

For non-emergency maintenance, contact us by email with a description and photos if available. Most requests are acknowledged within 1 business day. For after-hours emergencies (active water leak, no heat, lockout, electrical hazard, gas smell), email us with EMERGENCY in the subject line — for life-threatening emergencies always call 911 first.

Habitability & California rights

California Civil Code §1941 requires landlords to maintain rental units in habitable condition. This includes effective waterproofing, plumbing, hot and cold running water, heating, electrical, clean and sanitary common areas, adequate trash receptacles, and floors/stairs/railings in good repair. If you believe a habitability issue exists, notify us in writing so we can address it.

Entry & notice

California Civil Code §1954 generally requires 24 hours written notice before non-emergency entry, during normal business hours. We will provide notice for inspections, repairs, or showings. Emergency entry (active leak, fire, suspected gas leak) does not require advance notice.

Security deposits

California Civil Code §1950.5 governs security deposits. We will return your deposit, or provide an itemized statement of deductions, within 21 days of you vacating and returning keys. You have the right to request a pre-move-out inspection.

Renters insurance

We strongly recommend all residents carry renters insurance. Our coverage on the building does not extend to your personal belongings or liability. Policies are typically inexpensive and available from any major insurer.

Fair housing

McMillen Properties complies with all federal, state, and local fair housing laws. We do not discriminate on the basis of race, color, national origin, religion, sex, familial status, disability, sexual orientation, gender identity, source of income, or any other protected class under California law.

Moving out

Provide written notice per the terms of your lease (typically 30 days for month-to-month, or per the end-of-lease provision). We'll schedule a walkthrough, return keys, and process your deposit accounting within California's 21-day window.
